It's almost SEPTEMBER!

Hello neighbors -

We hope this Summer has treated you well. The Board met this last week for our August meeting and things are progressing to get a Newsletter out and continue with the remainder of our year! Notes from our meeting can be found in the Documents section of the website. Look for our newsletter coming soon with many updates and upcoming events!

I’m not sure about you, but September sure snuck up on me this year….that said, the end of the year and our annual meeting are quickly approaching (mark your calendars for Tuesday, Jan. 14th, 7pm, Velocity Church - 1720 Reid School Road). Along with that, comes the time to bring in a new Board….

As of my last post, 4 members of the Board were outgoing, as scheduled. Since that time, another one of our own has decided to step down from the Board due to competing priorities. That leaves 5 vacant roles on the Board for next year’s election.

We all know it is not easy to commit oneself to monthly meetings and thankless hours outside those meetings to protect the values of our homes, but we are asking everyone to PLEASE consider serving if you have not before. We especially need folks savvy with things like Squarespace, QuickBooks, Google Drive, Gmail, Google Calendar, Facebook, etc. to serve as we have moved our records into these streamlined platforms for ease of passing information from one Board to the next and ‘keeping up with the Jones’. Without a Board in place to perform the tasks outlined in the Bylaws, we will have no choice but to explore other avenues of management for our HOA, which will most certainly increase dues. If you’ve served on the Board before, you might not hate that idea too much…regardless, if you’re interested in serving or know someone that would be great and is willing, please nominate them by filling out our nomination form.

July Updates

Hi Neighbors -

If you’re interested, minutes from our last meetings are now posted in the Documents section of the website. Highlights include:

• Excellent feedback on our block party in July. Huge should out and Thank You to Karley Vehaun for organizing and Jeremy Tufts for cooking all the hot dogs for us!

• Only 10 dues outstanding for the year - certified letters go out this week to overdue homeowners (questions about dues? Email the treasurer, Earl Nielsen at pcp1treasurer@gmail.com)

• Landscaping updates to entrance off Stallings/Pebble Creek Drive is now under way and we are pursuing quotes to remove the tree off Roberts/Sassafras)

• Board approved signage for roads with no outlet are to be ordered and installed soon

• Concerns regarding reckless driving of motorcycles on roadways

• Next newsletter coming out soon!

• Keep your calendars marked for the community yard sale September 28th.

Annual 4th of July Parade!

It’s that time of year again….the 4th of July is RIGHT around the corner!

Please join us for the Annual Honeybee Lane 4th of July Golf Cart Parade on Thursday, July 4th, 2019!

What: Golf Cart (and walking) parade up and down Honeybee Lane

Where: 23 Honeybee Lane (start and end address)

When: Start time is 10AM (come a little early to get lined up!)

Other details: Wear your red, white, and blue…Decorate your wheels and join us for the fun! All neighbors, friends, and family welcome.

June Updates

Hello Neighbors -

Please take a few minutes to review meeting minutes within the Documents section of the website. We’ve reviewed lots of ideas….concrete plans include:

1. Pool: We hope to see you all this coming Sunday, June 9th for a pool party hosted by the Pebble Creek Swim Club at the pool from 4-6pm.

2. Next up: July 12th BLOCK PARTY! Location TBD!

3. Save the Dates:

   1. 9/28: Fall Community Yard Sale (Sell in your own yard, we’ll put out signs and advertise)

4. Landscaping:

   1. The Board voted unanimously to accept a quote for overhauling the entrance from Stallings Rd. onto Pebble Creek Drive at our May meeting. Work should begin soon.

   2. We are working with the golf course management to see about removing the fallen tree on the corner of Sassafras and Roberts Rd.

5. Treasurer: DUES were DUE in March. We only have about 30 dues outstanding. if you have not yet paid your dues of $150, head over to the Contacts page to get in touch with Earl and find out what you need to know!

The Pebble Creek Swim Club would like to throw residents of Phase One a pool party on Sunday, June 9th from 4pm - 6pm at the Pebble Creek Pool.

Snacks will be served. BYOB. Door Prize.

April Highlights!

Hello Neighbors!

We met as a Board for our second monthly meeting last week and wanted to share what seems like will become our monthly highlights! These are just the ‘high points’ of our meeting. Full meeting minutes can be located within the Documents section of the website. Feel free to check them out and use the Home Page of the website or pebblecrkhoa@gmail.com to contact us if you have any questions. Without further ado, here are some highlights for this month!

1. Pool: If you haven’t heard, plans are moving forward to reopen the pool under new management this year. For more information, please visit the Pebble Creek Swim Club Facebook Page or visit their website at pcswimclub.net. Prices for memberships range from $275-$400 and there’s a $25 discount if you sign up before May 15th!

2. Speaking of FUN, we’re beginning to look at some social events for the year. SAVE THE DATE of July 12th for a BLOCK PARTY! We’re also working on cracking out those pink flamingoes again for some monthly socials. Stay tuned for details!

3. Landscaping: The owners of the golf course have agreed to let the HOA take over management of the entrance from Stallings Rd. onto Pebble Creek Drive. Michael is beginning work to ultimately manage and beautify that entrance soon!

4. Covenants: We have a few open items we are continuing to work on with neighbors. Please never forget to be neighborly and communicate with one another (it’s just a nice thing to do). No other major updates at this time.

5. Treasurer: DUES are still DUE if you have not yet paid them ($150). Invoices were re-sent at the beginning of March. Collection processes begin at the end of April! If you have any questions, head over to the Contacts page to get in touch with Earl!

6. Roads & Signs:

   1. You may have noticed yard signage around the Sassafras/Whittlin Way area…as crazy as it sounds, those seem to be helping slow traffic! We’d like to move signs around every so often. If you’re interested in housing a sign in your yard for a time, please head over to the Contacts page and get in touch with Rob!

   2. Golf carts on the roads: Check out this article regarding golf cart operation laws in South Carolina. This is a hot topic of conversation, but not something the HOA regulates…

   3. Sign updates have been installed on Honeybee Lane (storm damage) and Whittlin Way (addition of ‘no outlet’)!

New Beginnings & February Updates!

Hello Pebble Creek Phase One!

The new year is well under way and the newly convened Board of Directors continues to work through the yearly ‘transition of power’ as we each learn our new roles. We THANK YOU for your patience as we continue that process.

We met as a Board for our first monthly meeting last night and wanted to let you know a few things:

1. Meeting Minutes can be located within the Documents section of the website - feel free to check them out and use the Home Page of the website or pebblecrkhoa@gmail.com to contact us if you have any questions.

2. We have some updates to share on topics covered at the Annual Meeting:

   • Whittlin Way and Sassafras Dr. Road Study for Speed Bumps: We sadly did NOT qualify for speed bumps. Given the expense of alternatives like a radar sign, a couple of Board Members from Whittlin/Sassafras will be using this opportunity to discuss alternative options with neighbors and possibly display some additional signage to encourage drivers to slow down. View the notice from the county on the Documents page.

   • Road Signs: Two signage updates to be installed week of 3.5.19. Honeybee and Stallings Rd. (fix from storm damage). Whittlin Way (‘No Outlet’ added).

   • We have received our first batch of printed door hangers to enhance our ability to communicate with neighbors! These serve a great many purposes not the least of which is an easy way to communicate that we’ve stopped in to say “Hello” and missed you or that you’ve unknowingly violated a Covenant….

   • DUES are DUE! If you have any questions about payment, please contact Earl Nielsen. His information is located on the Contacts page of the website.

   • The Pool: Will be opening under ownership of an investor that we were able to assist in connecting with the owner of the Country Club. Dues are rumored to be somewhere in the range of $400-$450 for the Summer (subject to their decisions and change). The HOA remains otherwise uninvolved in the ownership/management of the Pool.

   • Duke Energy Lighting Update. This project continues to be more of a journey in negotiation with Duke Energy regarding rates and replacement of lights to LED than any sort of Capital Improvement. Rob Rowen and Earl Nielsen are taking point with Duke Energy and are being assisted by a couple of willing neighbors. More to come, but essentially on hold pending further discussions at this time.
